WHITEFIELD COUNTY LAND PAYMENT PLAN

Terms and Conditions

Upon subscribing to this housing scheme, you agree to abide by the terms and conditions stated herein, which are the following:

1. The application form must be completed in CAPITAL LETTERS and in English language.

2. Any requested and /or supporting documentation(s) provided in any other language(s) must be accompanied by certified translations.

3. Confirmation of payment validates your application.

4. Whenever there is a change in any vital information supplied in this form, the subscriber shall notify the company as soon as possible with verifiable evidence.

5a. Subscription can only be cancelled within 5 days of receipt of initial deposit and 1% of the total sum already paid will be deducted for administrative charges.

5b. Where subscription is cancelled after 5 days of initial deposit or payment, 10% administrative charge apply.

6. Reducing the subscribed number of units after the transaction has been initiated is prohibited.

7. There shall be no conversion of any amount paid in buying any of our other products.

8. Failure to meet up with payment on a monthly basis will warrant a default charge of 20% of the monthly installment payment for the number of months defaulted.

9. Housing units shall be handed over to eligible subscribers upon completion of payment.

10. Allocation of units will be done by the property owner(MAXBUILD) and shall be on a first-come, first-serve basis and subject to availability.

11. A staff of MAXBUILD will conduct an inspection of the property (internal and external) during the handover of the housing unit.

12. The property owner (MAXBUILD) shall not be responsible for any faults and damage(s) both internally and externally on the structure, appurtenances, fittings, and facilities of the housing units after 1 month of allocation irrespective of whether or not you take actual physical possession.

13. In the event the housing unit is to be received via proxy, the clients’ representative(s) must present a comprehensive, dated, and signed authorization letter from the owner together with original and photocopies of their valid means of identification.

14. MAXBUILD will charge a monthly service fee on all the residents/owners of the housing units for management of the estate.

15. If a client decides to transfer the ownership of his/her apartment after allocation, the management of Whitefield County, Mowe Town shall be notified. Client shall pay 5% of the prevailing cost of the apartment as transfer charge and would bear the cost of ratification to be determined as and when applicable.

16. All cheques and drafts must be raised in favour of MAXBUILD HOMES LIMITED or cash deposits made in the name of subscribers into any of the designated bank accounts (Zenith Bank Plc: 1015048739 Guaranty Trust Bank Plc: 0232742067, Access Bank: 0786362004 . On no condition should cash or funds be transferred into any MAXBUILD Staff or Partners’ account.

17. You are expected to keep records of payments and other related documents, as it would serve as proof should there be any disputes regarding payments.

18. Your allocation will be subject to your keeping and obeying all covenant, condition and restrictions regarding use and occupation of the subject matter as contained in the contract of sale.

19. MAXBUILD reserves the right to cancel any subscription under the following but not limited to this circumstances:

(i) Where there is a perceived illegal, illicit or fraudulent source of funds.

(ii) Where the subscriber is of questionable character.

(iii) Where the subscriber is of unsound mind.

(iv) Where the subscription is contrary to Local, State and Federal Laws.

20. All subscribers will be required to fill and submit an Indemnity form for this transaction. I/We hereby agree to be bound by the above terms and conditions of this housing scheme.
